Amortisation requirements - A study of the effect of the amortisation requirement on Swedish residential prices
Abstract
This essay examines the impact of the amortization requirements on the Swedish housing market by comparing the price change in the Swedish and Danish housing markets. By also comparing the effects of the amortization requirements in both an urban municipality and a smaller sparsely populated municipality, the thesis also analyzes whether the amortization requirements had different effects depending on the type of area in which the housing was located. The study is carried out using a Difference in Differences method on the average sales prices expressed in price per square meter between the years 2015 and 2019 in the municipalities of Copenhagen, Malmö and Höör. The results do not show a clear effect of the amortization requirement on housing prices, but it can be stated that the amortization requirement had a greater impact on housing prices in the urban municipality of Malmö compared with the sparsely populated municipality of Höör. This is partly in line with the conclusions that the Swedish Financial Supervisory Authority itself drew in its evaluation of the effect of the amortization requirements, where it was found that housing prices were affected negatively by the reform and that urban areas were those that had been most affected by the introduction of the amortization requirement.
